Mangaluru: Coastal Karnataka's leading real estate company, In-Land Builders, which has always been the pioneer in introducing new concepts and designs, organized 'Investment Seminar for Doctors' on 27th August, Sunday.
The seminar was conducted in the spacious and ultra-modern Senate Hall of the company in Inland Ornate, witnessed the huge number of doctors from the city, which was great success. Medical practitioners and other members of the medical field participated enthusiastically and heard with rapt attention the keynote speakers as they revealed the strategies of wise and profitable investing that doctors have been missing out so far.
The speakers were led by Siraj Ahamed, managing director of the In-Land Group, vice-president of CREDAI-Mangaluru and one of the most respected voices in the Real Estate industry of Karnataka. In his address he touched an emotional chord when he said that for the last three decades since he started the In-Land Group, he has been watching with great pain and sadness the inability of doctors to take advantage of the huge investment opportunities and wealth-creation benefits in real estate. An advantage that almost every other business and professional community has been availing time after time.
"Hence, this seminar is the first step to build a forum for doctors, to inform them of the best real estate investment opportunities, guide them in the documentation and regulatory framework, and simplify the process of not just buying but also re-selling their investments.", he said.
He further added, "This seminar is organized not for the purpose of sales, but to bring the doctors into the fold of productive wealth-creation and to encourage the habit of investment among them, which will be of vital importance to them and their families."
The chief guest of the seminar was the renowned Dr Ganesh Pai, senior consultant dermatologist, who is also legendary investor of Mangalore. Addressing his fellow medical practitioners he said, “I have known Siraj for many years. He also expressed the fact that the doctor community, though having a steady and high lifetime income, unlike other professions, has not realized the need for smart and continuous investment, especially in real estate. "Doctors do not realize that they too are at risk from ill health and old age. That they need to plan for the future so that their families are secure. Perhaps they are so busy in their daily schedules and also with the constant need to update their medical knowledge that they have not allotted time to invest profitably.” He urged the doctors to create the habit of good investments and rely on reputed companies like In-land to guide them to safe and profitable investment portfolios.
Ullas Kadri, manager-marketing and sales, then presented the exhaustive 'Investment Strategies for Doctors' wherein he outlined the risk profile of the doctor community, the logic of investing in real estate and the current regulatory framework for the industry. He pointed out that doctors as a community, prefer low risks. And real estate in India, with the dynamics of low availability of land and high population, presented a very low risk option while at the same time delivering average 18% returns per annum for the last 60 years. "Property investment is the ideal match for doctors given that it is a “High-Return, Low-risk” option, which is just what doctors want."
He then highlighted the corporate ethos and journey of the In-land group and the attractive projects that In-land has in Bengaluru, Mangaluru, Puttur and Ullal through video presentations.
As a significant example of good investing, he pointed out the In-land project Inland Impala at Ullal, where doctors can invest in an already rent-yielding asset for as little as Rs 15,000 net EMI per month. For this small amount doctors can own a rent-paying 2 BHK apartment at Rs 35-38 lacs, which if purchased in the centre of the city would cost almost Rs 65 lacs in today’s prices.

This was followed by the representatives of Syndicate Bank Ajay and HDFC Bank Raghavendra Shet delivering important presentations on the finance facilities available to doctors for investing in properties and real estate. An open forum for discussion followed which was interactive and addressed several clarifications sought by the assembled doctors.
The seminar was compered by Nanditha, assistant manager, marketing and sales, opened with Yogitha Shetty, marketing executive leading the gathering into prayer, while Nagaraj, manager, Inland Avenue, delivered the welcome speech and Deepa Mascarenhas, operations manager led the vote of thanks.
